Our aim is to provide comfortable and secure accommodation in a setting which allows residents to lead independent lives.
The Friendly Almshouses are situated in Stockwell Park Road in a peaceful neighbourhood within walking distance of shops and markets, Brixton underground and mainline stations, and many bus routes.
The Studio Flats
The Friendly Almshouses consist of twenty unfurnished studio flats, all located in low-rise, two-storey cottages. These buildings do not have lifts. Each flat has its own separate kitchen and bathroom. They have all recently been completely refurbished and their condition is reviewed annually.

Communal Areas
Residents are encouraged to make friends and to enjoy a wider social life. There is a communal lounge where residents can come together to chat, watch TV, or participate in events such as coffee mornings, art and yoga classes. There is also a laundry room.
At the rear, there is a pretty communal garden for the use of all residents. It offers a tranquil, secluded space for quiet relaxation and has a summer house for use in bad weather.

Supporting Services
While The Friendly Almshouses are not a care home nor a care provider, and residents are required to be able to live independently, staff are on hand during office hours to offer support and advice if needed. There is a pull cord in every flat which is answered by the warden on duty, or by an out-of-hours emergency response service.

Housing Ombudsman
As voluntary members of the Housing Ombudsman, The Friendly Almshouses makes a self assessment and submits an annual complaints performance and service improvement report. Please find below the self-assessment for April 2023 – April 2024, an updated Complaints Policy, and the report itself.
